FLYER ADVERTISING
I will develop brilliant flyers with color photos and a list of features and benefits of your property. I will circulate the flyer to all Realtors in the area and be personally available for all inquiries. I will Install a flyer box and maintain a constant supply of color flyers.

MERRILL & ASSOCIATES EXPOSURE
I will caravan your property with the Merrill & Associates office agents and also caravan the property with the County MLS Board. This gives your home potential exposure to every agent in the County and their buyers!

MARKET LOCAL NEIGHBORHOODS
I will identify and contact (via phone calls and direct mailings) local neighborhoods that would be likely to contain (move-up) buyers appropriate for your property. I mail “Just Listed” flyers and walk door to door to advertise & promote your property. I will host multiple “Open Houses” to market your home to un-represented buyers and out of the area agents and investors.

MARKET EXISTING CLIENTELE
I will market your property to existing prospects, buyers, associates, investors, friends, and past clients in my database.

AD’S, AD’S & MORE AD’S
I can advertise your property in Realty Connection, Telegram Tribune, Real Estate Monthly, Homes, Homes & Land, and multiple Internet sites, Realtor.com, and many other publications that will generate quality buyers.

INTERNET AND WEB PRESENCE
I pay thousands of dollars each month on internet advertising and marketing to have your listings on all the major internet search engines including Google, Yahoo, BING, MSN, AOL, and many more. My state of the art web site has been professionally optimized and is listed on the top search engines in the world. I will deliver to you a copy of all advertisements that have been published on your property. I will keep you informed of any pertinent Real Estate trends, forecasts, and interest rate fluctuations.

FOLLOW UP
I will track, log and follow-up on all calls our office receives on your property. There is no assistant that makes my calls. You & perspective buyers always deal with me directly. I will give you feedback from potential buyers and agents that have seen your property and advise you of any comments or suggestions. I can be reached by cell phone almost 24 hrs a day 7 days a week!

FINANCING
We will make sure you are aware of all the various financing that is available to potential buyers and sellers. We can have a local mortgage broker create financing examples of how a buyer might finance your property and make this available to potential buyers. I have local mortgage brokers that I work with that have access to dozens of loan programs, to insure a solid escrow process..

CONTRACTS
I will represent you on all contracts, real estate forms, disclosures, and negotiate the best possible price and terms for you. Your best interests will always be my utmost priority!  I have access to a fee based attorney for legal advise and a fee based accountant for tax advice at your disposal.

ESCROW
After the offer has been accepted, I will follow-up on all aspects of the escrow and keep you informed every step of the way. You will always know how the escrow process is going and there will be no surprises.

FINALLY
